The security deposit is requested to “guarantee the rental obligations of the tenant”, and so it is intended to secure any unpaid rent or charges, and any repairs or deterioration of the property and its furnishings that may have occured during the tenant’s stay.
The security deposit must be returned cancun travel guides to the tenant, either whole or with deductions, within a legal time frame of two months, starting from the date the tenant has returned the keys to the apartment, usually during the final walkthrough ( état-des-lieux de sortie cancun travel guides ).

You will then be asked to come to the tribunal by registered letter, as well as the landlord. It is rather simple, and the cost is minimal since you do not need a lawyer.
If the amount of the security deposit exceeds 4,000 €, you must write an assignation (it is easier to do this with a lawyer, but it is not mandatory), which will be delivered by a huissier de justice to the landlord.
On the day of the hearing audience , the judge will listen to the two parties (or their representatives). Be concise. When the judge feels he has all the elements, s/he will put the affair en délibéré , and s/he will render a final judgment in the following weeks.
For foreigners returning to their country, such procedures may be out of the question. Fortunately, this situation does not happen too often. Usually a registered letter is sufficient enough to resolve the dispute. Also, do not hesitate to ask the apartment rental agency you found the apartment with for help. The agency can help by contacting the landlord.
