Now that 2011 has come to a close, we at STR, once again, are looking at the data that underlies our Trend Reports. Virtually all new developments and feasibility studies require at some point or another a look at a self-selected competitive set to aid consultants and owners with the understanding of local-market conditions. This article shows a snapshot of the most and least requested markets, cities, ZIP codes and brands, rodeway inn among other tidbits of Trend trivia.
Overall, the data holds no big surprises. New York City hotels and the NYC market are most-requested, and the more than 6% supply growth for the metro area in 2011 probably is not going to diminish rodeway inn in 2012. Contrast that with the apparent lack of developer interest in Howard, South Dakota; Ponca, Nebraska (which top the list of least-requested cities); or two other cities in New York: Shirley and Ravena. Also, I wonder why two Texas cities Houston and San Antonio are among the top 10 most-requested cities for Trend Reports?
The brands most often used in a Trend probably point at the direction of development in 2012 and 2013, and it looks as if upper-midscale hotels are continuing their attraction to the development community. However, it s important to also ask, are those Trend Reports used in loan renegotiations and foreclosure sales?
